Hernando County OKs Master Plan Changes for Proposed RV Park

Hernando County commissioners unanimously approved a revised Master Plan for the proposed Sunny Pines Mobile Home/RV Park in Florida.

The 110.4-acre development site is located on the north side of Cortez Boulevard, west of Mondon Hill Road. The project was initially approved in 2012 for 548 units, but the plan expired and required resubmission for revision.

According to an article published by Hernando Sun on August 10, the latest approval preserves the total unit count at 548, consisting of recreational vehicle sites and park models, which are permanent modular structures. 

The 2012 plan included 300 RV spaces, 50 park models, 149 primitive camping sites, and 49 resort residential units. The revised plan eliminates the resort residential units and increases the number of park models from 50 to 99.

The board also indicated there would be no objection to the inclusion of tiny homes on the site. The discussion did not address any changes to the planned primitive camping sites.

With the overall unit count remaining the same, the 149 primitive campsites outlined in the original plan appear to be retained.

The project’s access points will also change. Mondon Hill Road will serve only as an emergency access route, while primary entry to the property will be from State Road 50/Cortez Boulevard.

Plans also include a centrally located recreation area for residents and visitors. The facility will be designed to accommodate the mix of short-term RV stays and longer-term Park Model occupancy.

Outdoor lighting for the development will comply with Dark Sky standards, intended to limit light pollution in the surrounding area.

Permanent spaces will also be governed by covenants and restrictions, with a minimum lease term of six months. 

The approach of the proposed RV park underscores the importance of developments with eco-friendly initiatives, with compliance to Dark Sky standards aimed at reducing light pollution in surrounding areas. Such measures help to enhance the property’s appeal for regulatory approval and attract environmentally conscious visitors.
