Five-Bedroom Norfolk Farmhouse with Established Glamping Site Listed for £1.5M

A property that combines residential comfort with outdoor hospitality potential has been listed for sale near Fakenham, Norfolk.

Botany Farm, an 18th-century five-bedroom farmhouse with an established glamping site, is on the market with a guide price of £1.5 million.

The listing is being handled by Savills, with selling agent Ben Rivett highlighting the site’s dual appeal.

“Botany Farm is an exceptional lifestyle opportunity, one which taps into the attributes of this part of Norfolk as a private home, but also as the ideal destination for the established and well-regarded glamping business,” Rivett said in a report by Eastern Daily Press.

The farmhouse has undergone extensive modernization, including a recently refurbished kitchen and breakfast area. Inside, the property features an open-plan layout with a central island and breakfast bar, pantry, and spacious dining area.

A triple-aspect reception room with a wood burner, a boot room, cloakroom, and a ground-floor en-suite bedroom—potentially usable as a study—complete the main floor.

Upstairs, four double bedrooms and a family bathroom are accessed via a long landing, while the principal bedroom benefits from a private en-suite and dressing room.

The property also holds planning consent for future expansion. If completed, the extension would add a large reception room, snug, study, and two additional first-floor bedroom suites.

Outdoor features include private gardens, a paved terrace, a greenhouse, an above-ground swimming pool, orchard, summerhouse, and a children’s play area. Surrounding the house are additional paddocks and stables, with a gravelled parking and turning area to the north.

For professionals in the outdoor hospitality industry, the on-site glamping operation presents immediate and long-term business potential.

The current setup includes three safari tents, a pod, a star-gazing dome, a luxury lodge, and two bell tents, all served by a dedicated shower block. Independent access to the glamping site enhances guest privacy and operational efficiency.

A steel frame barn is used for site operations and includes a workshop, commercial laundry, and storage rooms.

There is also planning permission in place to expand the glamping offering to 16 units, opening up possibilities for greater revenue and diversified accommodation types.

Located near the village of South Creake, Botany Farm benefits from its position between Fakenham and the north Norfolk coastal areas, including Burnham Market and Brancaster.

The village offers local amenities such as a gastro pub, tennis club, children’s play area, 14th-century church, and village green, making the area attractive for both visitors and prospective owners.

The property may appeal to buyers seeking to invest in or expand within the glamping and rural accommodation sector.

With infrastructure in place and permissions secured for further development, Botany Farm provides an opportunity to scale operations in line with the growing demand for experiential stays in the UK countryside.
