Woody Kiln Farm Proposes Four New Holiday Lets Adjacent to Existing Site

A Pembrokeshire holiday park that has previously been recognized as the best in Wales and the United Kingdom is proposing an expansion that would see additional accommodation options offered to guests.

Woody Kiln Farm, located in the village of Herbrandston, has submitted a planning application to the Pembrokeshire Coast National Park Authority seeking approval to convert three connected barns into four short-term holiday let units.

According to the application, filed through Hayston Developments & Planning Ltd, the farm is positioned to the east of Herbrandston village and lies just south-east of the Havens Park residential estate.

The site is a registered agricultural holding used primarily for sheep grazing and raising over approximately 12 to 13 acres of land. “Woody Kiln Farm is located to the east of Herbrandston village, to the south easterly side of Havens Park residential estate,” the submission states.

The farm includes a number of traditional outbuildings arranged around a surfaced courtyard, along with the owners’ main residence.

Adjacent to the barns is a five-pitch certified touring site affiliated with the Caravan and Motorhome Club. The touring site has operated for the past decade and has received notable recognition from the club’s members.

“This certificated location has been in operation for 10 years and was the first ever site to be voted the best site in UK on its first year of operating by its members. In recent years it was voted best site in Wales,” the document notes.

The proposed development will not expand the existing building footprint, according to the planning documents.

“It is intended to reuse the barns and provide four short term holiday let units that will be run in conjunction with our client’s current Caravan Club site, situated immediately to the east of the barns,” the application states.

The proposal emphasizes minimal external changes: “A sympathetic design that incorporates no change to the footprint or roof design and little change to the fenestration is the main theme of the design strategy.”

The application is expected to be reviewed by park planners at a later date, according to WalesOnline

For operators in the outdoor hospitality sector, this case underscores the potential of leveraging high-performing small-scale sites into expanded accommodations, particularly through adaptive reuse of existing farm structures.

Business owners may take note of how strategic, modest expansions can align with planning priorities while building on an established customer base and reputation.
