Springfield Holiday Park in Tedburn Saint Mary has submitted a planning application seeking to expand its capacity with 17 additional static holiday caravans.
The application, filed under reference 25/01364/FUL, also includes provision for access and parking. Teignbridge District Council is expected to make a decision on the proposal by November 10.
In its planning statement, the park noted strong demand for affordable holiday accommodation in South Devon, where traditional options such as cottages or flats can be costly in both coastal towns like Teignmouth, Dawlish, and Starcross, and inland areas including Newton Abbot, Bovey Tracey, and Chudleigh.
According to the Mid-Devon Advertiser, the statement said:
“Demand for holiday accommodation in South Devon is enormous but it is very expensive to purchase a flat or cottage in a seaside holiday town like Teignmouth, Dawlish or Starcross and equally in a landward town like Newton Abbot, Bovey Tracey or Chudleigh.”
“Existing holiday parks offer a less expensive alternative, a more economical solution that provides holiday accommodation at a more modest cost and often within an established attractive and pleasant setting with other facilities, such as Springfield Holiday Park’s openair swimming pool, a games room and laundry.”
The park further highlighted that static caravans remain popular among visitors because they provide multiple bedrooms, kitchen and bathroom facilities, and outdoor decking space at a lower cost than other accommodation types.
The proposal, the statement added, is intended to “satisfy the midmarket and more affordable segment of the holiday accommodation market” and is “a step above the touring caravan segment as it provides fully serviced, plumbed in holiday accommodation for a family that a touring caravan simply can’t.”
Springfield Holiday Park is owned by Hoey’s Caravans Limited, which operates five other caravan parks.
The Tedburn Saint Mary location sits in a woodland setting and offers self-catering tourist accommodation, an outdoor pool, and an indoor games room, about a mile and a half from the village center.
For operators in the outdoor hospitality industry, the application reflects a broader trend where parks are expanding static caravan capacity to meet demand from families and mid-market travelers seeking affordable, fully serviced holiday options.
If approved, the expansion could strengthen Springfield’s positioning within this segment while providing a case study on how parks are adapting to local tourism pressures in high-demand regions such as South Devon.
