Plans have been submitted to Cheshire West and Chester Council seeking approval to change the layout and operation of Fishpool Farm Caravan Park in Delamere. The application, filed in late 2025, proposes converting the mixed-use site—which currently accommodates touring caravans, static caravans, and glamping pods—into a site used solely for static caravans.
The existing configuration includes 23 static units, 31 touring pitches, and seven glamping pods. Under the proposal, these would be replaced with 64 static caravans. A design and access statement submitted on behalf of Ty Gwyn Sales Limited states that the company is in the process of purchasing Fishpool Farm Caravan Park from its current owner.
According to CheshireLive, the current owner will retain the nearby Fishpool Farm property, resulting in the two neighbouring sites operating separately.
The application outlines several structural changes, including demolishing an existing shower block on Fishpool Road to make way for a new laundry building. The plans also detail alterations to the existing office facilities.
Timber-effect cladding is proposed for both the new building and the refurbished office, which the applicant says would reflect the existing appearance of the site. The statement notes that the proposed static caravans would be grey, green, or brown to integrate with nearby woodland and agricultural surroundings.
The design and access statement explains that “the proposal would remove all touring pitches and glamping pods, replacing them with static caravan units.” It also says that some of the static caravans are intended for short-term holiday use, while others would be available for long-term purchase or lease. A dedicated sales area within the southwestern section of the site, near the entrance, is also proposed for visitor viewings.
The caravan park is located in a rural area accessible via the B5152, which connects to the A54 to the north. Fishpool Farm lies directly to the south, with woodland to the west and agricultural land to the north and east. The Fishpool Inn restaurant is situated just beyond the northern fields.
