Plans Submitted for New Caravan Holiday Park Near Warkworth

A proposal has been submitted for the development of a 25-unit static caravan holiday park on a site adjacent to Coquet Moor Caravan Park near Warkworth. 

The application, lodged on behalf of applicant Nikki Carnie, aims to repurpose disused land historically used for storage associated with the existing caravan park.

According to a planning report, the project seeks to capitalize on the increasing popularity of Northumberland as a holiday destination. 

“Given the rising popularity of Northumberland as a holiday destination, they are keen to develop this underused land as a caravan park for holiday use,” the report states in an article by the Northumberland Gazette.

The proposed development aims to integrate seamlessly with the surrounding environment. The report notes that the static caravans would be positioned to “maximize peace and quiet for visitors but also to minimize their visual impact on the surrounding area.” 

Existing landscaping would be preserved, with additional greenery introduced to further mitigate any visual disruption.

Strategically located in a low-lying area, the site is expected to have minimal landscape impact. It is also in proximity to another caravan park on the same side of the River Coquet, as well as housing and Warkworth’s built-up edge. 

Access to the proposed site is already established in the northwestern corner, with the plan including 26 parking spaces for visitors. 

Additionally, while the location is near the river, the development area falls entirely within a flood zone 1 designation, indicating a low risk of flooding.

For outdoor hospitality operators and developers, the proposal reflects ongoing trends in the industry, where increasing tourism demand in sought-after destinations is driving expansion. 

The integration of new parks into existing hospitality infrastructure, particularly in regions like Northumberland, highlights the opportunity for businesses to optimize underutilized land while ensuring sustainability and minimal environmental disruption. 

If approved, the project could contribute to the region’s growing tourism economy, offering additional capacity for visitors while adhering to planning and landscape considerations.
