Plans have been submitted to convert agricultural land at Hotel Farm in Grindley Brook, on the outskirts of Whitchurch, into a campsite.
The proposal, submitted by Chris Huxley, includes the development of 20 all-weather pitches for motorhomes, touring caravans, and tents, alongside a toilet and shower block, hard and soft landscaping, and a private sewage treatment facility. Access would be via the existing entrance on Chester Road.
Phil Plant, a senior consultant at Mid West Planning, said the site could be used year-round under “appropriately worded” conditions, with occupancy restricted to holiday and short-stay use. He noted that the operator would be required to maintain records of all visitors, including their home addresses, to ensure compliance.
Currently, the site has a small, temporary toilet and shower block. If approved, these would be replaced with a permanent structure, with foul drainage directed to a sewage treatment facility.
Mr. Plant highlighted the potential economic benefits of the development. “Visitors staying at the site will generate increased spending within the local area, including the use of nearby shops, public houses, cafés, visitor attractions, fuel stations and other services in Grindley Brook, Whitchurch and surrounding villages,” he told the Whitchurch Herald.
“This additional footfall will help sustain existing businesses and encourage the continued vitality of the local rural economy and Whitchurch town centre.”
He also noted that the site’s proximity to the nearby canal could enhance its appeal for tourists, providing access to local attractions without reliance on a car. “This aligns with wider planning objectives to encourage sustainable tourism and outdoor recreation linked to existing natural and heritage assets,” he said.
The plans are now open for public consultation through Shropshire Council’s planning portal, under reference 26/00495/FUL. Comments can be submitted until March 11.
For outdoor hospitality and glamping operators, the application illustrates the importance of planning for multi-use sites that combine motorhome and tent pitches, consider sustainable infrastructure, and integrate with local tourism assets to drive regional economic benefit.
