Planning Application Submitted for 20-Pitch Touring Caravan Park in Wenvoe

A planning application has been submitted to redevelop an agricultural site in Wenvoe into a seasonal caravan park catering to touring caravans and motorhomes. The proposal αφορά Tunnelside Yard on Snell Yard, Alps Quarry Road, a site that has most recently been used as stables and is currently vacant.

According to the application, the development would introduce a seasonal rental operation with capacity for up to 20 touring caravans and motorhomes, excluding static caravans. 

The site is intended to operate on a short-term stay model, with each unit expected to be rented for an average of four days per booking. The applicant states that the park would align its operating season and pricing with fluctuations in visitor demand throughout the year.

The proposed facilities include a designated parking space for each pitch, a reception building, a bin store, and separate male and female toilet and shower blocks. Plans indicate that timber cladding would be used for the walls of the reception and washroom buildings, with plain concrete roof tiles specified for roofing. The bin store would also be constructed using timber materials.

Pricing outlined in the submission follows a three-tier seasonal structure. During the high season, defined as May through September, the nightly rate would be £50 per caravan. Rates would fall to £40 per night during the mid-season period from September to December, and to £30 per night in the low season between January and April. 

The applicant notes that this approach reflects broader trends in the caravan and alternative accommodation market, where flexible pricing is increasingly used to manage occupancy across the year.

The planning statement highlights the site’s proximity to Cardiff as a key factor, positioning the park as a base for tourists and visitors seeking access to urban attractions while staying in a rural setting. 

Landscaping works are proposed, and each pitch would be equipped with water, electricity, and waste management connections. 

According to Barry & District News, the application also states that the development would be designed to have minimal environmental impact and would comply with local planning policies, including measures such as recycling provision and the use of energy-efficient utilities.

If approved, the seasonal caravan park is expected to support local tourism activity and contribute to the local economy through visitor spending and the creation of seasonal employment opportunities. 

For outdoor hospitality operators, the proposal reflects continued demand for touring and motorhome accommodation, particularly sites that balance modest scale, flexible stay lengths, and access to nearby destinations. The application also illustrates how seasonal pricing and limited pitch numbers are being used to manage operational costs while appealing to cost-conscious travelers.

A decision date has not yet been announced, and the proposal will be reviewed as part of the local authority’s standard planning assessment process.
