Northumberland Farm with Award-Winning Glamping Business Listed for £2.2M

Earsdon Hill Farm, a 114-acre property in Northumberland featuring a glamping business recognized among the UK’s top destinations, has been listed for sale with a guide price of £2.2 million. 

The property, owned by Philip and Fiona Gregory, is being sold as the couple plans for retirement after decades of farming and recent years operating the glamping site, Hillside Huts & Cabins.

The farm has been in the Gregory family for over 70 years. In 2021, Philip and Fiona diversified their operations by launching Hillside Huts & Cabins, a venture inspired by Philip Gregory’s 20 years of experience organizing safaris across Africa and Indian Ocean islands. 

The glamping site quickly gained recognition, being named one of the UK’s top glamping spots within a year and earning both gold and silver at the North East Tourism Awards. It was also featured on BBC programs Robson Green’s Weekend Escapes and Escape to the Country.

Philip Gregory commented on the decision to sell, saying, “We put our life and soul into the place, so it’s a big thing to have decided to end, but I’m sure who takes them over will carry on with the ethos and feelings that we have for the place so I’m sure it’ll continue.”

The glamping business operates for eight months of the year and currently generates an annual turnover of £140,000, according to a report by Chronicle Live

The farm contributes an additional £50,000 through hay sales and participation in environmental stewardship programs supporting sustainable, wildlife-friendly agriculture. 

Previously intensively farmed with wheat, barley, oil seed rape, and beans, the Gregorys shifted to low-input methods aimed at encouraging biodiversity. Hay is now harvested just once annually, in August, to protect ground-nesting birds including skylarks and curlew.

In collaboration with Northumberland Wildlife Trust and Wildlife Northumberland, the Gregorys have overseen the planting of roughly 25,000 trees and new hedgerows to promote native habitats. 

Philip noted, “Almost immediately we have seen the return of wildlife such as field mice, voles and the rare harvest mouse to the farm, which in turn has led to an increase in birds of prey such as barn owls, kestrels and marsh harriers.”

Additionally, Earsdon Hill Farm has become a resource for local education. Partnering with the Country Trust, the Gregorys have welcomed schoolchildren from Tyneside to explore the farm and learn about ecology, pollinators, and farm animals. 

“The children explore the meadows, studying honey bees, wildlife, flora and fauna as well as meeting the Golden Guernsey Goats, Crash and Eddie, who have proved a big hit with the kids,” said Philip.

The property is being marketed by Richard Brown & Partners and is available in three separate lots: the main farmhouse with a five-acre paddock, the Hillside Huts & Cabins glamping business, and the remaining farmland and woodland.
