Maerdy Mawr Farm and Caravan Park in North Wales Currently on the Market

A Maerdy Mawr farm (United Kingdom) that added a caravan park as part of a “successful diversification” project is currently on the market. The site is located on the outskirts of the village of Gwyddelwern.

The farm has 167 acres of land and has been owned by the same family for generations. The owners expanded its revenue to involve other than farming by establishing a currently well-known and successful park of 40 static and touring caravans, according to a report.

It also has a farmhouse, a one-bed holiday cottage called ‘Cwt Mochyn,’ and 46 acres of woodland. Now, the site has gone on the market with J Bradburne Price & Co.

It has a guide price of £2.5m for the entire site but could also be sold in four separate lots. Viewing is strictly by appointment only.

“Maerdy Mawr is a unique multi-faceted rural farm with a diverse income stream, located in the Dee Valley. The holding offers a fantastic and rare opportunity to acquire a farmstead comprising a farmhouse, yard with modern outbuildings and land extending to approximately 167 acres in all, a well-established caravan park with planning permission/license for 35 static pitches and five touring pitches and one bed holiday cottage ‘Cwt Mochyn,” said the real estate agent.

The agent said the site has been under the same family for several generations and has been used as a farm under the highest standard for many years, which supported a dairy herd before and recently operated as a cattle and sheep unit.

“Given the size of the holding, this is an ideal second commercial agricultural unit. However, it could also be split into commercial parcels and enjoyed by a lifestyle buyer or investor,” they said. Maerdy Mawr Caravan Park is a classic example of successful farm diversification. The site is a well-established, quiet, peaceful holiday static and touring caravan park extending to 6.31 acres, adjoining the farm to the west.

They said the park currently has 40 developed pitches, and 35 of them are static units laid to hardstanding with caravans sited and privately owned, while the five touring pitches have grass and a hook-up site. It also includes a large play area with various leisure equipment.

“Caravan parks are a popular form of holiday accommodation investment,” they said.

The caravan park could be sold separately from the farm, and there were also potential separate lots for the woodland and a smaller piece of land.
