Loch Lomond Waterfront Lodges Listed for Sale at £3.75 Million After More Than 20 Years of Ownership

Loch Lomond Waterfront Lodges, a five-star holiday park in Balmaha on the eastern shore of Loch Lomond, has been listed for sale with an asking price of £3.75 million as its owners prepare to retire after more than 20 years of operating the business.

The property occupies approximately 16 acres of landscaped grounds with direct access to the loch foreshore and includes a collection of 15 guest accommodations. The park features 11 Scandinavian-style lodges and chalets alongside four cabins designed to cater to different guest preferences.

The lodges and chalets each include two ensuite double bedrooms, open-plan living and dining areas, steam rooms, private terraces, and hot tubs. The cabins provide a smaller accommodation option with one double bedroom, an open-plan living area, covered patios, and outdoor baths.

Guest amenities also include access to the waterfront, a recently installed sauna, fire pits, and secure parking. Operational infrastructure on the property consists of an office and reception area, linen and general storage facilities, a workshop, a yard, and managers’ accommodations. In addition, a detached family residence adjacent to the holiday park is available through separate negotiation.

According to The Herald, the sale includes the business, furniture, trade fixtures, fittings, and inventory, with vacant possession available upon completion, subject to existing rental bookings. The property also benefits from planning permission for four additional cabins, providing an opportunity for future expansion.

Located within Loch Lomond and the Trossachs National Park, the holiday park serves as a base for visitors exploring the surrounding region, including Argyll, Perthshire, and the Central and Western Highlands. The site is situated approximately 21 miles from Glasgow city center and 27 miles from Glasgow Airport, offering relatively convenient access for domestic and international travelers.

The property is being marketed through Cornerstone Business Agents. Prospective buyers have been advised to register their interest with the selling agents to receive updates regarding any potential closing date. Viewings are available strictly by appointment.

For business owners and investors in the outdoor hospitality sector, the listing reflects continued interest in established accommodation businesses that combine premium guest amenities with opportunities for growth.

Existing planning approval for four additional cabins may allow a future owner to increase capacity without beginning the planning process from scratch, potentially reducing development timelines. At the same time, the inclusion of operational infrastructure, managers’ accommodations, and the property’s inventory may help facilitate a transition for new ownership.

As consumer demand continues to favor experiential travel and nature-based accommodations, properties that offer expansion potential while operating within established tourism destinations may attract interest from both industry operators and investment groups seeking to strengthen their presence in the outdoor hospitality market.

The owners are offering the business for sale as they prepare for retirement after more than two decades of ownership. No timeline has been announced for the completion of the sale, although interested parties are encouraged to register with the selling agents in advance of any future closing date.
