Lyons Holiday Parks Seeks Approval to Replace 75 Touring Pitches with 36 Statics at Snowdon View

Lyons Holiday Parks has submitted a planning application to Cyngor Gwynedd seeking permission to replace 75 touring caravan pitches with 36 static caravans at Snowdon View Holiday Park in Brynrefail, in the heart of Eryri. The consultation period for the proposal is due to end on February 24, 2026.

According to the application, the proposal relates to a “northern element” of the park, while the wider touring caravan fields located further north would remain “unchanged.” The company states that the revised scheme would result in “a reduction in unit numbers and an improvement in site layout and environmental quality.”

Snowdon View Holiday Park, located off the A4244 approximately two and a half miles from Llanberis and six miles from Caernarfon, currently benefits from planning permission and a site licence for 192 static holiday caravans and 158 touring caravan pitches with tented camping. 

The section subject to the application comprises 75 touring pitches that are permanently laid out and occupied during the authorised 10.5-month holiday season, which runs annually from March 1 to January 10.

The application site extends to around 1.19 hectares (2.96 acres) within the northern part of the park. Plans indicate that the existing touring caravan pitches, associated hardstanding areas, internal roads, car parking spaces and electrical hook-ups would be replaced with single-unit static holiday caravans. 

A timber-framed amenity block currently serving touring guests in this section is also located within the application area, according to NorthWalesLive.

Supporting documents submitted to Cyngor Gwynedd state that a landscape appraisal concludes the proposed development “will not adversely affect the landscape character or visual amenity of the surrounding area, and that the scheme is acceptable in landscape and visual terms.” 

The proposal also includes additional tree planting, structural landscaping, wildflower grass areas and flowering lawns, which it says “will help to minimise any potential visual impact” and deliver “notable improvement to the site’s overall landscape character and appearance within the wider setting.”

Beyond accommodation, Snowdon View Holiday Park includes an on-site country pub and facilities such as an indoor swimming pool, gymnasium, shop, adventure playground and laundrette, positioning it as a full-service holiday park within the region.

For outdoor hospitality operators, the proposal highlights an ongoing strategic shift seen in parts of the UK market, where some parks are evaluating the balance between touring and static inventory. 

A reduction from 75 touring pitches to 36 static units may indicate a focus on longer-stay, higher-yield accommodation with potentially more predictable occupancy patterns. 

However, such changes also involve considerations around capital expenditure, infrastructure upgrades, season length, and local planning policy—particularly in environmentally sensitive areas such as Eryri. 

The outcome of the application may therefore be of interest to operators assessing asset optimisation, land use efficiency and long-term revenue models within mixed-use holiday parks.
