Long-Standing Worcestershire Caravan Park Listed for £2 Million

A long-established caravan park in Worcestershire has been listed for sale, presenting a potential opportunity for investors and operators in the outdoor hospitality and tourism sectors. 

Manor Farm Leisure Caravan Park, located on Anchor Lane in Harvington near Evesham, is being offered for approximately £2 million by estate agents Savills. 

The site spans 20.49 acres and is being marketed independently of other properties within the broader Manor Farm Leisure portfolio, which includes Harvington Golf Centre and Windmill Lakes.

According to the listing, the caravan park includes 46 caravan holiday homes, with 31 of those currently sold under 20-year licence agreements. The site also features a touring caravan area with 15 pitches and an associated amenity building. 

Additional facilities include an open area used for storing up to 20 caravans, several buildings and paddocks, and various outbuildings that are currently unused but may offer scope for redevelopment, subject to planning approval.

Savills is highlighting the investment potential of the site. Kay Griffiths, director in the leisure and trading team at Savills, stated to the Worcester News

“Manor Farm Leisure Caravan Park represents a rare and highly attractive investment opportunity, underpinned by robust trading performance and significant potential for future development.”

”Its established reputation and strategic location are expected to generate strong interest from a diverse pool of investors and operators seeking to capitalise on the continued growth of the UK caravan sector.”

Two residential properties adjacent to the park—Herons Roost, a three-bedroom home, and Manor Farm Bungalow, a two-bedroom home—are also available through separate negotiation. 

Additionally, a fishing business featuring six lakes, a café, and a tackle shop may also be negotiated separately.

Manor Farm Leisure has been owned and developed by the same family since the early 1900s. The entire property was initially brought to market in September 2023, but the caravan park is now listed independently.

For business owners and operators in the caravan, glamping, and outdoor hospitality industries, the site may present a chance to acquire an established operation with multiple revenue streams, existing long-term licence agreements, and the possibility of expansion. 

Its location—situated near Worcester, Cheltenham, and Stratford-upon-Avon—adds to its appeal for regional tourism and leisure traffic.
