Linwater Caravan Park, located in Newbridge near Edinburgh, has been named Best Caravan Park in Scotland for the second consecutive year by the Scottish Hospitality Awards 2025.
The family-run business, established in 1998 by the Guinan family, also earned a runner-up title in the Hospitality Champion of the Year category.
The recognition follows the park’s continued investment in its facilities and commitment to delivering consistent service quality to guests.
Linwater Caravan Park is open year-round and offers a mix of accommodation types, including pitches for caravans, campervans, motorhomes, and tents, along with self-catering holiday lodges and static caravans.
According to GlasgowTimes, the site also features amenities such as a camper’s kitchen, a shop, a dog walking area, and a children’s playpark.
Owner Katie Guinan expressed her appreciation for the award and highlighted the role of her team and loyal visitors. “We are absolutely thrilled to receive this award for a second year,” she said. “To be recognised again by the Scottish Hospitality Awards is incredibly rewarding, especially knowing how many amazing parks we were up against.”
Guinan added that the recognition comes during a challenging time for the sector.
“This recognition is a true testament to the dedication and resilience of our small team, who continue to go above and beyond – especially at a time when rising business costs, including increases in employer National Insurance, have made things more challenging than ever.”
The park was also named in the 2024 Tripadvisor Travellers’ Choice Awards in March, with the accolade based on consistently positive reviews from guests.
Linwater has recently invested £200,000 into a development project to transform a previously unused section of the park into a new terrace for static caravans.
The project will add two luxury lodges and six new static caravans to the site, with the aim of expanding high-end accommodation options for future guests.
A representative from the Scottish Hospitality Awards 2025 said the awards recognise the top performers across Scotland’s hospitality sector. “The winners and the shortlisted nominees reflect the very best of the industry—those who go above and beyond to deliver unforgettable guest experiences.”
For business owners in the outdoor hospitality sector, Linwater’s success offers insight into how consistent investment in amenities, a focus on year-round service, and engagement with guest feedback can contribute to sustained recognition in a competitive industry.
Their recent expansion project further reflects how targeted capital improvements can enhance appeal and drive long-term value, even amid industry-wide economic pressures.
