Heritage Farm Site in Eyemouth to Be Converted into Sustainable Glamping Retreat

Scottish Borders Council has granted approval for the development of a new glamping site in Eyemouth, Berwickshire, following an application from Edinburgh-based Interteviot Properties Ltd. 

The project, located on land north of Linthill Farmhouse, will see the installation of six glamping pods along with a waste and bike storage facility.

The initiative forms part of Linthill Farm Steading’s broader ambition to establish a carbon-negative retreat. 

While the farm is no longer operational due to the demands of modern agriculture, it is considered a heritage asset, and the owners plan to combine its historic character with sustainable practices designed to meet contemporary environmental standards.

A report submitted with the application emphasized the site’s accessibility for both regional and long-distance visitors. 

“The site is ideally situated for people exploring the Scottish Border region but also within easy reach of the A1 for those travelling farther north,” the report noted.

According to The National, industry support was voiced during the application process. The South of Scotland Destination Alliance (SSDA) described the project as being closely aligned with its regional tourism strategy. 

A spokesperson said: “Their mission to transform this former farm steading into a shining example of sustainable tourism where guests can relax and recharge, while doing their part to combat climate change, is reflected in The South of Scotland Responsible Tourism Strategy, which is owned and delivered by the private sector and all public agencies, will increase the value of our visitor economy by £1 billion and support a further 6000 jobs.”

”The proposed development will provide high-quality, aesthetically pleasing accommodation, set within a secluded site at Linthill Farm Steading. The development will contribute positively to the local economy and will not detract from the character of the surrounding area or any residential amenity.”

For outdoor hospitality operators, the project highlights several industry trends shaping glamping and alternative accommodation. 

First, the emphasis on sustainable infrastructure and carbon-conscious development reflects growing consumer demand for environmentally responsible travel experiences. 

Second, the inclusion of amenities such as cycle storage shows how operators can appeal to eco-tourists and adventure travelers seeking lower-impact forms of mobility. 

Finally, the project underscores how underutilized or heritage properties can be repurposed for tourism, offering lessons in diversification and adaptive reuse for business owners considering expansion.

The timeline for construction has not yet been announced, but with planning approval now secured, the project is positioned to contribute to both the local visitor economy and the broader trend of sustainable tourism development across Scotland.
