A coastal caravan park in the Scottish Highlands has been listed for sale, presenting an opportunity for prospective buyers seeking to invest in a hospitality business along one of the country’s most visited tourist routes. 

Gruinard Bay Caravan Park, located along the shores of Gruinard Bay with views toward the Assynt mountains on Scotland’s West Coast, has been brought to market by ASG Commercial at an asking price of £625,000.

The park lies along the North Coast 500, a 516-mile scenic route that circles the northern Highlands and has driven a significant increase in tourism since its launch in 2015. 

With steady seasonal demand and strong visitor traffic, the business benefits from a strategic position for tourists travelling the loop, particularly during spring and summer months when caravan and motorhome travel peaks.

Gruinard Bay Caravan Park features five shorefront static caravans that are rented year-round, as well as pitches for tents and parking spaces for touring caravans and motorhomes. 

The site infrastructure includes Seabreeze House, which serves as the owner’s private accommodation. The bungalow is separate from the main park and includes two bedrooms, a kitchen/dining area, a lounge, and a shower room.

Other amenities included in the sale are a reception building, gender-separated toilet and shower blocks, laundry facilities, chemical waste disposal, a tool store, and a storage container. 

Power connections to all static units and hook-up points were installed after the current owners took over the site in 2016.

The business has operated without staff since the owners began managing it nearly a decade ago. 

They are now retiring from the hospitality sector, prompting the sale. The park currently supports both pre-booked and same-day arrivals and features an automatic entry barrier to manage guest access.
