Expansion Plans Filed for Unity Beach Holiday Park in Brean

Unity Beach Holiday Park in Brean, near Burnham-on-Sea, has submitted a request for a screening opinion to Somerset Council as part of plans to expand its operations.

The proposal, filed under reference 06/25/00006, seeks approval to install hardstanding bases for up to 85 static caravans on a four-hectare parcel of land currently forming part of the site’s golf course.

The holiday park, which spans 87 hectares, already operates more than 1,500 pitches across a mix of touring and static caravans. If the plan proceeds, work would involve the removal of minor golf course infrastructure to make way for the new caravan layouts.

The application requires an Environmental Impact Assessment (EIA) screening opinion to determine whether a full EIA will be necessary before development can take place.

Unity Beach’s planning agent, Laister Planning, stated that “existing mature vegetation, including trees, will be retained wherever possible, although the site contains limited vegetation other than grassland due to its current use as a golf course.”

The proposal does not indicate major landscape alterations beyond the installation of new bases.

The park already features a wide range of facilities, including multiple entertainment venues, restaurants and takeaways, a supermarket, an indoor and outdoor waterpark with fun pools and a 25-metre lane pool, and the Brean Country Club development.

For professionals in the outdoor hospitality sector, the project highlights the ongoing demand for static caravan accommodations as operators seek to diversify offerings beyond traditional touring pitches.

The shift from golf course land to caravan use reflects a broader industry trend of repurposing underutilized amenities into revenue-generating assets.

Operators watching this development may find parallels in their own sites, particularly where land use can be optimized to balance leisure activities with increased accommodation capacity.According to the Burnham & Highbridge Weekly News, the application is currently open for consideration by Somerset Council, with further details available on the council’s planning portal.
