Coniston Hall Applies for Summer Campsite Dates Under Permitted Development Scheme

Coniston Hall campsite, located along the western shore of Coniston Water, has submitted its operational dates for the 2025 summer season to the Lake District National Park Authority (LDNPA) under the permitted development rights introduced last year. 

The application outlines specific operating periods that align with high-demand travel dates, such as bank holiday weekends in May and August, as well as select weekends in July.

The permitted development scheme, implemented in 2023, allows landowners in the Lake District to host temporary campsites for up to 60 days annually without requiring full planning permission. 

This framework has provided a more accessible avenue for rural landowners and tourism operators to generate seasonal revenue and support regional visitor economies.

Coniston Hall, which has historically operated as a popular seasonal site, is leveraging this opportunity by offering limited-duration stays for tents and motorhomes. 

Its facilities include toilets, showers, and a small on-site shop, catering to the basic needs of guests. The site is also positioned as a launch point for boating and canoeing activities, given its proximity to the water.

A notable change for 2025 is the site’s updated group booking policy. According to a report by The Westmorland Gazette, the campsite will no longer permit single-sex groups, stag or hen parties, or mixed groups of a similar nature. 

While this shift may influence certain traveler demographics, it reflects an effort to maintain a quieter and more controlled environment, which may appeal to families and individuals seeking a more tranquil experience. 

For site operators and hospitality professionals, such a policy decision highlights an increasing trend among outdoor accommodation providers to curate their guest profiles in response to local community concerns or operational challenges related to group dynamics.

The dates proposed include two holiday weekends in May, two weekends in July, and all five weekends in August, with extended availability for the August bank holiday. 

The LDNPA is currently reviewing the application, and operators across the region may view this as a case study in balancing flexible land use rights with community standards and guest management strategies.

As more rural and seasonal operators consider utilizing permitted development rights, Coniston Hall’s approach may offer insight into best practices for short-term campsite operations, particularly around policy-making, calendar planning, and managing the guest experience within a limited operational window.
