Celtic Holiday Parks Sites Change Ownership in Multi-Million Pound Deals

Savills has completed the sale of three holiday parks in Pembrokeshire that were formerly operated by Celtic Holiday Parks

The transactions, which were carried out on behalf of joint administrators Alistair Wardell and Richard Lewis of Grant Thornton UK Advisory & Tax LLP, involved sales ranging from £3.2 million to £10 million.

Richard Prestwich, director in the leisure and trading team at Savills, said, “The group attracted exceptional interest thanks to its prime location and the strong reputation of the business. 

With over 100 parties expressing interest – demonstrating strong demand for these types of assets – Savills conducted an informal tender process to ensure a fair and competitive outcome. This approach successfully identified the winning bidders and culminated in the sale of all three parks.”

Meadow House was acquired by Hall Bros Leisure for £10 million. The site covers 15.92 acres and includes 187 static holiday caravans or twin-unit lodges, with 178 privately owned and the remainder part of the hire fleet. 

Noble Court, purchased by Threesix Holdings for £3.2 million, spans 49.7 acres and offers 173 units, including privately owned caravans, lodges, and glamping accommodations. 

Croft Country Park, acquired by Henson Leisure Group for £3.5 million, occupies 12.88 acres and hosts 124 static caravans, 75 of which are privately owned. The site also has planning permission for an additional nine pitches.

All three parks are located in popular Pembrokeshire locations near the villages of Summerhill, Reynalton, and Amroth, and within easy reach of Narberth, a town known for boutique shopping. 

According to the Western Telegraph, the concentration of holiday parks in this region, along with Celtic Holiday Parks’ established reputation, contributed to strong market interest during the sale process.

For business owners in the outdoor hospitality industry, these transactions highlight ongoing demand for well-located holiday parks, the importance of site reputation, and the potential value in portfolios that include a mix of privately owned and hire fleet units. 

Additionally, securing planning permissions for expansion, as seen at Croft Country Park, can enhance a property’s attractiveness and investment potential.
