Campsite and Holiday Cottage Business in Speyside Listed for £1.4M

A rural campsite and holiday accommodation business located in Scotland’s Speyside region has been listed for sale with offers starting at £1.4 million. 

The Parkmore Cottages and Campsite, situated just over a mile from Dufftown—often referred to as the “Malt Whisky Capital of the World”—features a range of visitor facilities including 20 pitches for tents, 20 caravan and motorhome bays, and eight holiday cottages offering a total of 23 bedrooms.

Marketed by CCL Property, the site is positioned as an accessible tourism base within one of Scotland’s most iconic whisky-producing areas. 

“Comprising 23 bedrooms across eight holiday cottages, this beautiful site in a prime location offering easy access to various attractions,” the agency stated. 

Dufftown is home to renowned distilleries such as Glenfiddich and Balvenie, and lies approximately 16 miles from Elgin, 56 miles from Inverness, and 62 miles from Aberdeen—all of which provide airport access and other transport links.

According to the listing agent, the area offers a range of outdoor and recreational activities for guests, from fishing and shooting to golf and hiking. 

“The area provides opportunities for outdoor activities, historical exploration, and scenic railway journeys,” CCL Property noted in a report by The Herald

“Dufftown is a wonderful location for those who enjoy outdoor pursuits, and Moray is renowned for fishing, shooting, golf, hill walking, mountain biking, and has some of the most beautiful long sandy beaches.”

The Dufftown Golf Club, located one mile from the town centre, is highlighted for its elevated 18-hole course, while nearby fishing opportunities include the rivers Fiddich and Dullan, with permits available in town. 

Additional angling locations mentioned include Loch Park, Drummuir, Glen Rothes Fishery, Rothes, and Arloch of Huntly.

While Dufftown remains a small town, it hosts a selection of local shops and businesses, including supermarkets, butchers, and bakeries. “Despite Dufftown’s relatively small size it boasts a variety of shops and businesses,” the agency added.

For business owners in the outdoor hospitality sector, Parkmore offers a diversified investment opportunity in a region with established tourism appeal. 

The combination of cottage accommodations and campground facilities allows for varied revenue streams and the potential to tap into both short-term vacation rentals and traditional camping markets. 

Given its proximity to distillery tourism, golf courses, and nature-based experiences, the site could appeal to operators looking to capitalize on Scotland’s growing rural tourism economy.
