Plans have been submitted to expand Near Moss Farm Caravan Park, an adults-only holiday park located on Gulf Lane in Cockerham near Lancaster.
The proposal seeks permission to change the use of adjacent agricultural land to accommodate an additional 58 static caravan pitches, along with an associated car park, temporary sales area, and electric vehicle (EV) charging points.
According to planning documents, the application covers two phases of development. The first phase involves converting nine existing touring caravan pitches within the current park into nine static or chalet-style pitches intended for year-round holiday use.
The second phase proposes extending the park onto nearby agricultural land to establish 58 new static or chalet caravan pitches, also for year-round holiday purposes.
The proposed development would include two EV charging points, three temporary sales pitches, and a temporary sales office. Once the sales period concludes, this area will be converted into a landscaped amenity space.
The statement noted that “Near Moss Farm Caravan Park was established around 2023 and has evolved to currently provide 63 touring caravan pitches, five CL touring pitches, three lodges (classed as static caravans) and 12 static caravans, with a fishing lake and amenity areas.”
Facilities on the existing site include a toilet and shower block, an office, and a visitor reception area.
The application notes that Phase One will not increase the total number of caravans on site, while Phase Two will use the existing access routes to the property. A landscaped amenity area is included in the design for Phase Two, according to the Lancaster Guardian.
The documents confirm that the current park features a network of footpaths, a fishing lake, and a dog exercise area, all of which will remain unchanged. As an adults-only park, no children’s play areas are included in the plans.
“The development would result in economic benefits of tourism development in the area, and the planning balance is tipped in favor of supporting expansion of existing small businesses in the rural area,” the planning statement said.
Councilors have not yet reached a decision on the application.
