Mayo Glamping Pod Project Overturned on Appeal Over Wastewater Concerns

A proposed glamping pod development in Dadreen, Killadoon, Louisburgh, has been denied planning permission following an appeal to An Coimisiún Pleanála. The decision overturns Mayo County Council’s earlier approval of the project.

The local authority had initially granted permission for the development, which included six glamping pods, the conversion of a barn into a reception, common room, and kitchen/dining area, and the renovation of an existing building to provide a shower room and games room. 

The site lies within the Mweelrea/Sheeffry/Erriff Complex Proposed Natural Heritage Area and is close to the Mweelrea/Sheeffry/Erriff Complex Special Area of Conservation to the west.

The appeal, lodged by a third party, raised several concerns, including environmental and site condition issues. In its decision, issued after reviewing the case, An Coimisiún Pleanála cited deficiencies in wastewater management plans. 

“Having regard to the observed ground conditions on the site where poorly draining water has been observed – indicative of a high water level – and the absence of required section drawings demonstrating that the percolation area can be sited in the indicative position shown to achieve necessary separation distances, the Commission is not satisfied that the wastewater from the proposed development can be disposed of in accordance with provisions of the EPA Code of Practice 2021,” the board stated.

According to a report by the Western People, the Commission also concluded it could not rule out significant impacts on the integrity of nearby protected sites and raised concerns about the potential effect on water quality.

For operators in the outdoor hospitality industry, this decision highlights the importance of thorough environmental and wastewater assessments when proposing developments in or near sensitive ecological zones. 

Proper site evaluations, detailed technical drawings, and compliance with wastewater treatment standards are key factors that can influence planning outcomes, particularly for projects located close to protected habitats.
