East Riding of Yorkshire Council has granted planning permission for the redevelopment of the Fangfoss Old Station Caravan Park, paving the way for the site to be transformed into a new holiday park.
The approval was issued under delegated powers following an application submitted in 2023 by Majestic Country Parks, with support from Total Planning Solutions.
The redevelopment project includes the installation of 57 holiday chalets and the demolition of existing caravan park structures.
The site features the grade II-listed Old Station Building, a former railway station currently used as a reception area. The plans propose incorporating a visitor board and viewing area to promote the historic building as a point of interest within the park.
The project also includes changes to the internal road layout and significant landscaping work aimed at improving the overall appearance and function of the site.
According to a planning statement submitted with the application, Majestic Country Parks, which recently acquired the site, intends to “vastly improve and enhance the present unkempt and dilapidated state.”
The statement also highlighted that the proposed holiday park would “provide an important contribution to the tourism sector within East Riding of Yorkshire and preservation of the adjacent listed building of The Old Railway Station house.”
According to InsiderMedia, no specific timeline for construction or opening has been publicly disclosed, but approval marks a key milestone in the redevelopment process.
For business owners in the outdoor hospitality industry, this development reflects ongoing trends in revitalizing underutilized or dated caravan parks through higher-end holiday park investments.
Projects that integrate heritage features, such as the listed station building in Fangfoss, offer added appeal to visitors seeking both leisure and local culture, while also aligning with planning authorities’ preferences for mixed-use developments that promote tourism and heritage conservation.
Such redevelopments may also point to future opportunities for owners of aging caravan parks to reposition their properties through partnerships with experienced developers or by incorporating unique local features into the guest experience.
