Devon Caravan and Camping Park Hits Market as Owners Retire After 25 Years

Langstone Manor Caravan & Camping Park, located in the hamlet of Moortown on the edge of Dartmoor National Park, has been placed on the market as its longtime owners prepare for retirement. 

The park, which has been operated in its current form by the same vendors for the past 25 years, is listed for sale at £2.5 million.

Originally established as a Country Park in the 1950s, Langstone Manor has evolved into a multifaceted outdoor leisure destination, catering to caravanners, campers, and glamping guests. 

Over the past two and a half decades, the owners have invested steadily in site improvements, including the installation of a new shower block in 2010, the development of a touring field, and the completion of a reception building in 2012.

The main house on the property dates back to around 1870 and, although not listed, retains period features typical of mid-Victorian architecture. 

The building includes a basement area used by the owners and ground-floor facilities such as a bar, restaurant, conservatory, games room, and kitchen. The first floor holds two flats, one occupied by the owners and the other let out to guests.

Additional accommodations include two three-bedroom letting cottages, Maple and Honeysuckle, converted from former stable blocks in the 1980s. 

The site features a reception and shop area attached to the cottages and is staffed seasonally by four live-in wardens and two cleaners. The on-site bar and restaurant are currently operated by a third party under an informal rolling agreement.

The holiday park includes a variety of lodging options: nine static caravans for hire, 16 privately owned static caravans, and 18 glamping pods of various sizes built between 2012 and 2019. 

According to DevonLive, the property also holds planning permission for nine additional “mega pods” in a walled garden area. In total, there are approximately 40 pitches available for camping and touring. The entire site encompasses just under 4.8 acres.

For business owners in the outdoor hospitality industry, the listing presents a rare opportunity to acquire an established and diversified operation with infrastructure already in place, a history of reinvestment, and expansion potential. 

Notably, the combination of traditional touring pitches with glamping pods and static units aligns with current market trends toward diversified accommodation offerings and experiential stays.
