Center Parcs has announced that its first Scottish holiday village, proposed for the Borders region near Hawick, could open as early as spring 2029. The development would mark the company’s seventh location in the UK and Ireland and its first in Scotland.
Center Parcs CEO Colin McKinlay shared the tentative opening timeline during a recent interview on BBC Radio Scotland’s Drivetime program, outlining a plan that includes submitting a planning application in summer 2025 and beginning construction in 2027.
The £400 million project includes the construction of 700 lodges, along with a variety of recreational and hospitality facilities.
Planned amenities include the brand’s signature Subtropical Swimming Paradise and Aqua Sana Forest Spa, in addition to nature-based attractions such as wildflower meadows, wetlands, and walking trails.
A dedicated Nature and Heritage Centre is also part of the proposal, featuring a restaurant and coffee shop intended to enhance the visitor experience and provide educational opportunities.
Adventure and family-oriented activities will play a central role in the site’s design, with facilities including tree trekking, zip lines, and adventure golf.
The development is also expected to include retail and dining options geared toward families and leisure travelers.
Mr. McKinlay emphasized that the Scottish Borders location aligns well with Center Parcs’ business model and guest demographic, and he noted the potential for positive economic impact both during construction and long-term operations.
The company aims to prioritize local hiring and hopes guests will also engage with the surrounding region during their stays.
The forthcoming planning application will include assessments of traffic flow and environmental impacts, both of which will influence the final project approval.
According to a report by The Sun, full development plans are expected to be released in May.
For outdoor hospitality professionals, this development signals an ongoing demand for immersive, nature-integrated resorts with a blend of accommodation, recreation, and wellness offerings.
The project also illustrates the scale of investment currently being directed toward family-focused, resort-style accommodations in rural locations.
For operators and developers in the glamping or RV sectors, Center Parcs’ approach underscores the importance of diversified amenities, year-round appeal, and integration with local communities as competitive advantages in the evolving outdoor hospitality market.
