A new RV dealership may soon be setting up shop in Prince George, British Columbia, after city council unanimously approved early steps in the rezoning process at its meeting on Monday, July 28.
According to an article by Prince George Citizen News, McWalter Consulting, on behalf of O’Brien Developments, submitted applications to amend the Official Community Plan (OCP) and rezone the property at 4330 Giscome Road from Service Commercial (Z16: Blackburn Commercial) to Light Industrial (M2: General Industrial).
The proposed site sits at the northwest corner of Giscome Road and Old Cariboo Highway, just south of Highway 16 and near the correctional centre.
The proposed tenant, Sullivan Motor Projects (SMP) RV Sales, aims to relocate to the site, which currently does not support all the sales, rental, and repair activities envisioned under the existing zoning.
“Unfortunately, the existing Z16 zoning designation does not support all of the sales, rental and repair activities proposed by SMP Sales. Therefore a rezoning to M2 (General Industrial) is required,” wrote David McWalter in a letter to the city.
This is the latest development in a broader transformation of the property. In 2024, the city approved rezoning part of the former Ruffs Greenhouse site to allow for self-storage and warehouse developments.
Since then, the property has undergone extensive upgrades. “Mr. Dan O’Brien, and his company (Number 270 Holdings Ltd.), have spent in excess of four million dollars upgrading the former Ruffs Greenhouse operation into a modern warehousing facility,” McWalter wrote.
He added, “The renovated buildings now house multiple tenancies including a healthy mix of commercial and industrial activities.”
Current tenants on-site include Metercor, Gary Young Agencies, Northern Metallic Lube, Bid Right Contracting Ltd., Taylor Professional Driving School, and O’Brien Training.
If approved, SMP RV Sales would join this roster and occupy approximately 48,000 square feet of space.
The dealership’s plans also include a fenced outdoor display area with newly paved and landscaped access from the Old Cariboo Highway, a route already greenlit by city staff for construction in spring 2025.
All RV sales, servicing, and accessory parts sales would be housed within the renovated warehouse buildings.
According to a trip generation letter from L&M Engineering, traffic generated by the RV dealership is not expected to trigger the need for a full traffic impact study at this stage, though further analysis may be warranted if additional development occurs.
Planning director Deanna Wasnik confirmed that a public hearing will be necessary due to the OCP amendment. Councillors Susan Scott and Cori Ramsay spoke in favour of the project, noting substantial improvements during their site visit.
Council proceeded to give first reading of the OCP amendment, first and second readings of the rezoning bylaw, and approved the public hearing, all with unanimous votes.
The proposed dealership represents continued investment in Prince George’s industrial corridor and reflects growing demand in the RV industry.
If approved, the development will support regional RV sales and servicing while enhancing infrastructure that benefits both businesses and travelers across northern British Columbia.
