Parkhurst Motel and Van Park Proposes Major Change in Facilities

Parkhurst Motel and Van Park (Australia) is proposing a significant change to take advantage of their position on the Rockhampton Ring Road.

A request for a Material Change of Use is being given to the Rockhampton Regional Council by Gracemere Surveying and Planning Consultants Pty Ltd for the owners of the property, Phani Karthik Kuchipudi as well as Satish Meka who are from MKAY Ventures Pty Ltd.

A pre-lodgement session was held together with Rockhampton Regional Council in January to discuss the planned development, according to a report by CQ Today.

The site, located at 904-904 Yaamba Road, Parkhurst, is currently home to a tiny petrol station with three pumps, a grocery store, and the camping and caravan park space with power at the site and an ensuite bathroom and a swimming pool.

The plan calls for transforming the service station into a truck stop. The newly renovated facility comprises four standard vehicle pumps as well as two pumps that are specifically designed to work with trucks.

The new service station would comprise 20 car parks (including one park for disabled people) and six truck parks for trucks.

The plans also include expanding the shop at the service station to a 300 square meter shop, which would aid in the operation of fuel retail and offer a “convenience retail function providing for top-up shopping and other convenience retail products.”

The development is also proposed to include the possibility of a Quick Service Restaurant with a drive-through fast food option.

The remainder of the area will be developed to extend the accommodation and caravan park at the site, with the entrance to the park located on Norman Road.

The proposed motel development comprises twelve single-story units and three cabin types.

The planned caravan park upgrade would include 52 sites for caravans as well as a camp kitchen, the laundry/services block as well as ablutions. Facilities will be accessible for overnight truck drivers.

A report on the assessment by Think Economics said the project was designed to make the most benefits of the Rockhampton Ring Road project, originally scheduled to begin this year.

“The ring road will provide a number of benefits such as reduced travel time, road safety, and improved flood immunity,” the report said.

It also said that it would limit the number of services available to drivers, including those with heavy vehicles requiring stations with sufficient space for maneuvering without height limitations and high-flow diesel pumps along with AdBlue additive.

The building of the bypass to avoid city centers and freight inefficiency is being implemented successfully in different locations. For instance, In the City in Bulahdelah (NSW), a bypass is in place.

The bypass constructed in 2013 has reduced the number of cars passing through the city every day from 14,942 to 13,561.

There is a possibility of similar reductions in traffic in Rockhampton, which emphasizes the number of service stations available for traffic will decrease.

“This will direct an increased level of demand to those service stations located before/after the ring road connections, such as the service station at the subject site,” the report said.

The spokesperson of Parkhurst Motel and Van Park said information on the duration and costs of the project could only be disclosed once the general Hotel’s manager returned from December.

The idea is currently before the council.

I heard the convenience store at the motel will offer snacks, drinks, toiletries, and more for guests. They’ll also have groceries and travel essentials. That’s awesome news!

I’m a bit worried about the whole transformation deal at 904-904 Yaamba Road in Parkhurst. The shift to a truck stop might shake things up for the businesses and bring more noise and traffic hassle.
