Sandy Bay Holiday Park, a well-established tourism asset in Western Australia’s Busselton-Margaret River region, has been listed for sale, presenting an opportunity for investors and operators in the outdoor hospitality sector.
The 1.77-hectare beachfront property, which has been in operation since the 1970s, offers a mix of accommodation types catering to both short-term visitors and long-term residents.

According to JLL senior director Sean Flynn, the site holds potential for further development.
“There is also significant scope for an operator to either continue this long trading and successful tourism business or expand infrastructure through new initiatives such as the introduction of premium glamping sites, en-suite sites, and additional chalet accommodation, to increase both capacity and revenue potential,” he said.
The Busselton-Margaret River region has seen notable tourism growth in recent years, partly driven by infrastructure projects such as the $73 million upgrade to the Busselton Margaret River Airport.
JLL reports that passenger numbers have surged from approximately 25,000 pre-pandemic to nearly 100,000 in 2024, indicating strong visitor demand.

With continued investment in local infrastructure, including the Bunbury Outer Ring Road project, which has shortened the travel time from Perth, the park’s location presents a strategic opportunity for operators looking to capitalize on the region’s expanding tourism sector. The property is being offered on a freehold walk-in, walk-out basis, according to a report by Commercial Real Estate.
