Blairgowrie Caravan Park Sold to Moonah Tree Capital for Redevelopment

Moonah Tree Capital has acquired Blairgowrie Caravan Park on Victoria’s Mornington Peninsula, marking the first sale of the site in 60 years. 

The 2.02-hectare freehold property, located approximately 500 metres from Blairgowrie beach and village, will be rebranded as Blairgowrie Holiday Park and undergo a series of upgrades aimed at repositioning it as a hospitality and accommodation asset.

The site, set across five titles and zoned General Residential 1, was initially marketed as a coastal redevelopment opportunity and attracted interest from housing developers due to its location and land value. Despite this, Moonah Tree Capital has indicated its intention to focus on tourism and accommodation rather than subdivision.

“This is a very different investment for the group. There is a lot of work to be done over the coming years; however, we see this as a generational investment,” Scott Thomas, managing director of Moonah Tree Capital, told The Hotel Conversation.

“We love the area and know it well. We want to build a proposition that will allow more families and tourists to access what we believe is one of the most special places in Australia. There is limited affordable accommodation on the coast, and the Park has all the attributes to be a destination location for a segment of the market.”

Moonah Tree Capital, a family office including property veteran Laurie Thomas and family members Scott, Anthony, and Felicity Thomas, noted a significant undersupply of similar assets compared to nearby regions such as the Bellarine Peninsula. 

“We want everyone to be able to enjoy the wineries, beaches, golf courses and restaurants that come with the Mornington Peninsula,” Scott Thomas added.

The acquisition will be completed on December 1, with immediate upgrades to communal facilities. Further developments are planned for 2026 and beyond, including swimming pools, communal areas, and modern sustainable cabins. 

An on-site manager has been appointed to ensure that annual members, who were unable to access the site since it was listed in June, can return for the Christmas holiday season.

The sale was facilitated by Kevin Connolly of CRE Brokers. Moonah Tree Capital stated that it aims to work with local businesses and the community as part of the park’s repositioning.

The acquisition and planned upgrades reflect broader trends in domestic tourism, particularly for holiday parks and caravan parks that can appeal to families seeking accessible coastal accommodation. 

For business owners in the outdoor hospitality sector, the project highlights the potential value of investing in or upgrading existing parks to meet growing demand while addressing infrastructure gaps.
