Unhitched Management will assume day-to-day operations at four additional waterfront RV parks owned by Macritchie Group, expanding its management partnership to six properties across five states following an initial operating arrangement that began in April 2026.
The Pensacola, Florida-based operator initially took over management of Canary Beach RV Park in Villard, Minnesota, and Snug Harbor RV Park in Walnut Grove, California.
The expanded agreement adds Willow Beach RV Park & Marina in Graford, Texas; The Point at Lake Hartwell in Townville, South Carolina; Shady Shores RV Resort in Fair Haven, New York; and Fair Point Marina, also in Fair Haven.
The expansion follows several months of operations at the initial two properties, where Unhitched focused on staff development, guest services, property maintenance, reservations and establishing additional online booking channels in coordination with Macritchie.
At Canary Beach, the park welcomed seasonal and vacation guests during the summer, with the new booking channels generating a substantial share of reservations, according to the companies. Snug Harbor recorded steady growth in cabin stays through the summer and fall, while overall revenue increased above early-year levels.
According to a press release, Chad Lewis, COO of Otter Storage Management, which manages Macritchie Group’s portfolio, said the company sought an outside operator after performance declined across its six parks under the previous management group.
“RV parks are a specialty asset class that doesn’t quite fit our storage-focused operating model, so rather than take on the turnaround ourselves, we went looking for the right third-party manager,” Lewis said.
Lewis said Unhitched was selected following an extensive search and cited its leadership, on-site teams and collaborative approach to property improvements as factors behind the decision.
Unhitched founder and CEO Robert Preston said the company plans to apply the same operational approach at the four additional properties.
The newly added parks include a mix of RV and tent sites, cabins, cottages and marina facilities. Willow Beach RV Park & Marina is located on Possum Kingdom Lake and offers boat slips, lake-view cabins and a private beach. The Point at Lake Hartwell features RV and tent sites, lodging options, a pool, mini golf and a boat ramp.
Shady Shores RV Resort offers lakeside RV sites, tent sites, a cabin and waterfront access on Blind Sodus Bay. Fair Point Marina, where Blind Sodus Bay meets Lake Ontario, includes boat slips, boat storage, full-hookup RV sites and a lakeside cottage.
Under the expanded agreement, Unhitched will oversee staffing, guest services, marketing, maintenance and reservations at all four properties.
Unhitched RV operates a network of more than 40 RV parks and campgrounds across 16 states. Macritchie Group is a real estate private equity firm with investments in self-storage, RV and boat storage, industrial outdoor storage and waterfront RV resorts.
