Ashfield Caravan Park Sold With Plans to Expand Holiday Accommodation

Ashfield Caravan Park in Dalton Piercy, near Hartlepool, England, has been sold to developer Alex Stephenson Jnr, with plans to expand its static holiday caravan offering and invest in improvements to the existing touring site.

The approximately 11-acre property was marketed by GSC Grays’ Rural Business and Leisure department and was listed for sale earlier in 2026 at a guide price of £2 million. The sale brings new ownership to a site with existing planning permissions covering touring pitches, static holiday caravans, and caravan storage.

Katherine Wigham, associate at GSC Grays, told The Northern Echo: “Ashfield Caravan Park attracted strong interest because of the range of permissions already in place and the different options available for the future use of the site.

“The existing consents provide the new owner with a range of options for the future, including additional holiday accommodation, caravan storage and an owner or manager’s residence.

“Plans are already in place by the new owner to progress the static holiday caravan element of the park, alongside investment in improvements to the existing touring site.”

The park currently has planning permission for 105 touring caravan and motorhome pitches, 37 static holiday caravans, and storage for up to 143 touring caravans. The site also has potential to increase its static holiday accommodation capacity to 47 units, subject to planning approval.

Existing facilities include a centrally located reception building with a licensed social club, an amenity block, staff accommodation, and an equipment store. The property operates under a 12-month license and includes permission for a four-bedroom residence for an owner or manager.

The combination of touring pitches, static accommodations, and storage capacity gives the new owner several potential revenue streams. The planned investment in static holiday caravans could increase the proportion of accommodation available to guests seeking a fixed-unit holiday, while improvements to the touring area could support visitors traveling with caravans and motorhomes.

For campground and caravan park operators evaluating acquisitions, Ashfield illustrates the potential commercial value of a property with established planning permissions for multiple uses. Existing consents can provide flexibility when developing an investment strategy, although operators must still assess the costs of implementing approved plans, maintaining current facilities, and meeting local planning and licensing requirements.

The potential increase from 37 to 47 static holiday caravans would require further planning approval, so the additional capacity is not yet confirmed. The new owner’s immediate plans focus on progressing the static holiday caravan component and improving the touring site, but the financial investment, construction schedule, and expected completion dates have not been disclosed.

The sale establishes a new ownership phase for Ashfield Caravan Park, with its future development likely to depend on how Stephenson prioritizes the existing permissions and balances investment in fixed holiday accommodations with the touring facilities already available.
