$80M RV Resort Development Planned for La Marque by Community RV Resorts

Community RV Resorts (CRV) is set to transform La Marque, a town near Galveston, with an $80 million RV resort project, which is part of the branded strategy of CRV to build RV resorts along Texas, Louisiana Gulf Coast.

Strategically located between Interstate 45 and State Highway 146, the expansive project encompasses a 25-acre RV park featuring 265 sites, alongside a mix of retail outlets, approximately a hotel, ten restaurants, and a boardwalk encircling a marsh lake, according to a Connect CRE report.

The project aims to offer a comprehensive experience for visitors, with the RV park and boardwalk, including restaurant buildings and potentially hotel and retail establishments, all facing Highway 146.

Highlighting the amenities planned for the RV park, CRV has outlined an array of facilities designed to enhance the guest experience. These include a clubhouse equipped with a fitness room, showers, television sets, a computer room, and a pool in addition to a 5-acre lake, ensuring all RV sites are fully serviced.

The estimated average rate for these sites is pegged at approximately $750 per month, with CRV planning to commence construction within the next year. CRV estimates that the La Marque Crossroads project will create nearly 600 permanent jobs and generate over $39 million in tax revenue for the city over the next decade. This projection underscores the project’s potential to significantly contribute to the local economy while enhancing La Marque’s appeal as a destination for RV enthusiasts and other visitors.

Community RV Resorts is known for developing and operating five-star luxury RV resorts along the Texas/Louisiana Gulf Coast. This new project in La Marque aligns with CRV’s long-term strategy to establish a network of 10 branded Community RV resorts across the region. The company’s approach involves adding a new resort approximately every four months, with each location offering consistent, high-quality amenities and services that reflect CRV’s five-star standards.

CRV’s branding strategy emphasizes uniformity across its resorts, ensuring that whether guests stay at the Corpus Christi RV resort or the Lake Charles RV resort, they will encounter the same level of service and amenities.

The company’s meticulous planning process includes identifying prospective locations, securing land contracts, and conducting comprehensive feasibility studies that encompass surveying, topographical, and environmental assessments. Additionally, CRV takes charge of obtaining the necessary permits and zoning approvals to ensure each property is “shovel-ready” for construction.
