A new $30 million RV park is set to open in Natchez. With its diverse recreational offerings, it aims to draw tourists from Mississippi and nationwide. The first phase will create 137 RV spaces and 10 cabin spaces, with work anticipated to begin soon.

The first portion of the development is anticipated to be completed in 2025, according to an article published by Super Talk Mississippi on May 8.

Jonathan Starns, senior partner and manager at United Unwind, LLC, recently revealed plans for the upcoming facility on “MidDays With Gerard Gibert.” Starns highlighted various amenities designed to cater to visitors.

“We really wanted to focus in on a development style that would allow us to create nostalgic wide open spaces, lots of green space, natural areas, those types of things, but still have all of those upscale modern amenities that you would experience at a newer, modernized park,” Starns said, as quoted in the report.

The facilities at Magnolia Trace RV Resort will include a treetop ropes course, a disc golf course, an amphitheater for live events, a mini golf course, and pickleball courts. In developing Magnolia Trace, the team aims to preserve Natchez’s scenic beauty while integrating amenities typically found in five-star resorts. 

Starns pointed out that Magnolia Trace will accommodate more than just RV owners. The resort will feature numerous cabins and a variety of lodging options. “We will service all types of campers, from the premium luxury coaches to class A, class B, and class C travel trailers,” Starns explained. He emphasized the flexibility of a rental model, which welcomes guests for a weekend, a week, or even a month.

The development’s emphasis on a diverse range of amenities and accommodations highlights the importance of catering to varied preferences. Offering features such as a treetop ropes course, mini golf, and an amphitheater can significantly enhance a facility’s attractiveness, drawing a broader audience.

Additionally, accommodating all types of campers, not just those with RVs, by including cabins and various lodging options can potentially increase occupancy rates. From these strategies, RV park owners and campground managers can derive numerous valuable insights.
