Proposed Luxury RV Park Fails to Receive Approval from Sumter County Commissioners

Sumter County (Florida) commissioners rejected a proposal for a luxurious RV park on Tuesday.

According to a report, the project was proposed along the west side of State Road 471 near Webster.

The three commissioners unanimously voted to reject a comprehensive plan amendment after the public hearing. They also did not consider a zoning change for the park.

Annie MEH, Inc. proposed the plan. The company was represented by Lenteisa Hill, who applied for 108 RV camping spots, ten tent sites, ten treehouse cabins, and 105 storage units across 38 acres. The proposal also included a golf simulator and laser tag facilities, an office, and a meeting hall.

The park would be located about three-quarters of a mile away from the urban service boundary and have an on-site water and sewer system. Hill committed to connecting to the municipal sewer and water when it becomes available.

The special master of planning and zoning suggested denial of the plan following a February 7 public hearing. A review by the county’s staff determined that the project would be considered urban sprawl as it is surrounded by rural zoning.

Residents also opposed the development.

James Wade, a Bushnell lawyer representing residents, said the plan fits an urban sprawl definition. He said the project would increase the density by 3.8 units/acre, up from one unit for every 10 acres.

Ashley Hunt, a Leesburg lawyer, defended Hill and argued that the definition of urban sprawl does not apply to RV parks that are not the best choice for urban areas.
