City Officials Raise Concerns Over Proposed Upscale RV Park in Prairie Grove

A developer in Prairie Grove explained the concept of an upscale RV park, but city officials have expressed the need for specific adjustments. Matt Gerlt, who owns approximately eight acres of land along Heritage Parkway, recently presented his concept to the Prairie Grove Planning Commission. 

Gerlt’s vision includes over 40 RV spaces with concrete pads and electric hookups. However, the proposed design does not include individual sewer and water hookups for each pad, raising concerns among city officials. 

Gerlt explained that the RV park would serve as a convenient place for visitors during Razorback games, family visits, and extended work stays. His proposal includes a bathroom facility, a water station, and a dump station, but lacks individual sewer and water connections for each RV pad. 

This plan aspect was met with resistance from Public Works Director Chuck Wiley, who emphasized that water and sewer hookups are essential for an upscale park, especially if longer stays are anticipated.

According to an article published by Northwest Arkansas Democrat Gazette, during the planning commission meeting, Mayor David Faulk, acting on behalf of Administrative Assistant Larry Oelrich, also highlighted an additional challenge regarding city zoning regulations. The land where Gerlt proposes to build the RV park is not zoned for such use.

Furthermore, the city code currently limits the number of days an RV can occupy a spot to 45 days, which would require revision for the proposed park.

In response to a question about the trees on the property, Gerlt assured the commission that preserving the natural landscape was important to him.

The developer’s approach highlights the importance of understanding zoning laws and aligning proposals with local regulations to ensure project feasibility and avoid setbacks. By staying informed of zoning restrictions and working closely with city officials, developers and campground owners can address concerns early, adapt their plans to meet community standards, and increase the likelihood of smooth approval.
