A private development proposal has been introduced to construct The Ark at Denali RV Resort Campground on an 85-acre retired gravel pit just north of the Denali State Park South Viewpoint. The plans include 40 RV sites, 14 duplex cabins, tent sites, a convenience store, and a helipad intended for a third-party helicopter tour company.
The proposed development requires a Conditional Use Permit, as the property lies within the Denali State Park Special Land Use District (SpUD). Peggy Horton, Mat-Su Borough Current Planner, explained that the project will involve regrading the former gravel pit to mitigate erosion risks.
According to an article published by KTTNA on December 2, the Conditional Use Permit application will be introduced during this week’s Mat-Su Borough Planning Commission meeting. A public hearing is scheduled for December 16, during which the Commission will deliberate and vote on the proposal.
Efforts to preserve the natural environment are central to the proposal. Horton stated that the developer plans to retain much of the existing vegetation to provide visual screening from the Parks Highway and to protect the unnamed tributary of the Chulitna River that runs through the parcel.
The helipad is intended for seasonal helicopter tours, which are proposed to operate from mid-May through late September. The campground will also offer year-round access with dry sites during off-peak seasons.
The proposal highlights the importance of preserving existing vegetation to maintain natural aesthetics and incorporating public input to address concerns. By proactively considering community feedback, the developers can aim to mitigate potential issues and align the project with local expectations.
