Luxury Glamping Site Near Roseberry Topping Moves Forward After Council Approval

A new glamping development near Roseberry Topping has been approved by Redcar and Cleveland Council, paving the way for ten self-contained shepherd’s huts on grazing land at High Farm. 

The project, located near the boundary of the North York Moors National Park, will include private access, parking, and landscaping, aiming to attract tourists seeking rural experiences in the area.

According to a report by Teesside Live, the National Park Authority raised concerns about the potential impact on the surrounding landscape. 

They described the proposal as “harmful ribbon development into the open countryside” and warned that lighting from the site could affect the park’s dark skies status. 

However, a council planning officer deemed the development “limited,” noting the huts’ rural design, use of natural materials, and solar-powered infrastructure as mitigating factors. A condition was added to control lighting levels to preserve the area’s character.

The shepherd’s huts will feature timber cladding, metal roofs, and glass windows, each accommodating two people and offering amenities such as a kitchen, bathroom, and private hot tub. 

Landscaping plans aim to shield the site from public rights of way and nearby roads, minimizing its visual impact. 

The project is expected to align with local planning policies, bringing economic benefits to the region and catering to the growing demand for luxury rural accommodations.

A report highlighted the site’s proximity to popular tourist attractions such as Roseberry Topping, Guisborough Forest, and the North Yorkshire coastline. 

“The Pinchinthorpe area is an ideal location for a glamping site with a multitude of tourist hotspots on its doorstep,” the applicant stated, emphasizing the lack of sufficient local overnight accommodations for visitors.

This approval follows a trend of agricultural landowners diversifying into tourism to offset challenges in traditional farming. 

For outdoor hospitality operators, the development underscores the importance of balancing sustainability and aesthetics to meet regulatory and community expectations while addressing the increasing demand for unique outdoor stays.
