The freehold going concern of Murray Bridge Marina & Camping and Caravan Park, a 12-hectare property along the Murray River, has been sold by ResortBrokers’ Kelli Crouch and David Faiers.
Located 75 kilometers southeast of Adelaide, the park features 156 accommodations, including 82 caravan sites, 11 cabins, 60 marina berths, and three houseboats.
The park, originally developed by the late Ray Spry in 1986, remained under the ownership of the Spry family until its recent sale.
Spry, a well-known figure in Murray Bridge, built the park alongside his successful earthmoving business, continuously expanding it over nearly four decades.
The family’s decision to sell was driven by a desire to ensure the property remained in the hands of experienced operators with a commitment to its ongoing success.
The property was acquired by the Orken family, established operators in South Australia’s outdoor hospitality sector, according to a report by The Hotel Conversation.
Their portfolio includes BIG4 Port Willunga Tourist Park and BIG4 Mount Compass Caravan Park. Having entered the industry in the 1990s with Oasis Tourist Park in Coober Pedy, the Orkens bring decades of experience in managing and enhancing caravan parks.
“We’re really looking forward to building on what’s here in Murray Bridge and taking it to the next level,” said Dan Orken on behalf of the Orken family.
The sale was facilitated through an expressions of interest campaign, which attracted over 70 inquiries and four competitive offers from experienced park operators.
According to Crouch, the property’s combination of a strong trading history and further development potential contributed to its high demand.
“We didn’t want to cap the value because the asset, even though it’s large now, still has significant development potential with surplus land available,” said Crouch.
For park owners and investors, this sale underscores the continued demand for well-established caravan park properties, particularly in South Australia, where freehold opportunities remain rare.
The strong response to the listing highlights the appetite for properties with expansion potential and a solid operational track record.
As the Orkens take the reins, industry professionals will be watching how they leverage their experience to enhance and grow the park’s offerings in the evolving outdoor hospitality market.
