A proposed expansion of accommodation design at Famau Cabins in Cilcain, Flintshire, could see two remaining glamping pods developed as two-story units, while maintaining the same overall guest capacity approved under the original planning consent.
The glamping retreat, located at Y Fron Farm, received planning permission in 2020 for five single-story glamping pods. Since then, three of the approved units have been completed and opened to guests. The latest planning application seeks approval to modify the design of the two remaining accommodations before construction begins.
Under the plans approved in 2020, each of the two remaining single-story pods would have included one double bed and a pull-out double bed, allowing each unit to accommodate up to four guests.
The revised proposal would retain the maximum occupancy of four guests per unit but would introduce a different internal layout. The proposed two-story cabins would feature an upstairs bedroom and a games room, while the ground floor would include a lounge with a pull-out bed, a separate kitchen and dining area, and a larger bathroom.
According to planning documents submitted by Clwydian Planning on behalf of owner Sion Roberts, the changes reflect design refinements made during the delivery of the broader project rather than an expansion of the approved development.
“Since commencement of the development, the scheme has evolved through detailed design development and practical construction experience,” the planning statement said.
“The applicant now seeks to update the approved plans so that they accurately reflect the refined design approach for the remaining two pods, whilst maintaining the overall parameters of the consented scheme.
“The principle of development, the number of units, and the approved layout strategy remain unchanged. The proposal therefore represents a logical progression of the consented development rather than a fundamental alteration to the approved scheme.”
According to The Leader, the application emphasizes that the proposed modifications would not increase the number of accommodation units or the overall capacity of the site. Instead, the revisions focus on enhancing the layout and functionality of the remaining cabins while remaining within the scope of the original planning approval granted in 2020.
For outdoor hospitality operators, the proposal highlights a common trend among glamping developments in which projects evolve between initial planning approval and later construction phases.
As operators gain practical experience with guest preferences, construction methods, and operational requirements, developers may seek amendments that improve the guest experience without increasing development intensity.
Features such as dedicated indoor recreation spaces, larger bathrooms, and more defined living areas can help broaden the appeal of accommodations for families and longer stays while remaining within existing planning parameters.
The planning application will now be considered by the relevant local planning authority, which will determine whether the revised design for the final two units can proceed. If approved, Famau Cabins would complete its five-unit development using a combination of the three existing single-story accommodations and two newly designed two-story cabins.
