Blue Water Development, a real estate and hospitality investment firm, has acquired the Santee/Santee Lakes KOA Journey in South Carolina. The acquisition marks a significant addition to Kampgrounds of America (KOA), with Blue Water planning a $4 million investment to upgrade the campground and enhance its appeal as a key stop for travelers along the I-95 corridor.
Located off Exit 102 on I-95, the Santee/Santee Lakes KOA Journey features a convenient halfway point between New York and Florida. Positioned on the shores of Lake Marion, the campground provides guests with scenic views and access to outdoor activities, including fishing and paddle boating. The property features 167 sites and is a popular choice for families and RV travelers seeking a restful stop on long journeys.
Blue Water Development’s planned upgrades aim to transform the campground into a premier destination, with improvements to RV sites and modernized amenities. The company is recognized for its focus on enhancing guest experiences across its portfolio of outdoor hospitality properties.
Rafael Correa, president and CFO of Blue Water Development, emphasized the importance of delivering exceptional value to guests. “Our $4 million investment in upgrades at Santee/Santee Lakes KOA Journey demonstrates our commitment to transforming this campground into a premier destination for travelers along the I-95 corridor,” Correa said in a press release.
The planned upgrades reflect the growing demand for enhanced camping experiences, particularly along well-traveled routes.
According to KOA’s annual Camping and Outdoor Hospitality Report, the economic impact of campgrounds extends beyond accommodation fees. On average, campers spend $156 daily, supporting local businesses and services. The Santee/Santee Lakes KOA Journey’s position along a major travel route can draw a diverse range of visitors seeking both convenience and recreation.
KOA Journey campgrounds are specifically designed to meet the needs of travelers on the road, offering long pull-thru RV sites, well-lit after-hours check-in, and essential supplies for a hassle-free experience. The Santee/Santee Lakes KOA Journey’s improvements will further enhance these offerings, ensuring guests have access to modern conveniences while enjoying the natural beauty of the area.
As part of the upgrade initiative, Blue Water Development is launching a promotional offer to encourage travelers to visit the revamped campground. Guests can enjoy a 20% discount on stays of two to 14 nights through 2025 by using the promo code NEWBLUE, with KOA Rewards Members receiving an additional discount of up to 30%.
The Santee/Santee Lakes KOA Journey is part of a larger network of over 500 KOA campgrounds across the United States and Canada. KOA offers various campground types, including KOA Holidays and KOA Resorts, each catering to different traveler needs. KOA Holidays serve as base camps for outdoor adventures, while KOA Resorts provide extensive amenities and activities for families and groups.
