Long Lake Park Campground on the Market for New Owner

Looking for a property to own? Long Lake Park Campground, a Lakeville, Ohio RV campground with beautiful water views, is up for sale. In a LinkedIn post, commercial real estate broker Glenn Esterson said that those interested can submit their offers until June 30.

As per a listing on Esterson MHC’s website, the estate is Ohio’s oldest campground (established in 1919) and is situated between Cleveland and Columbus. 

The current owners, who were not named, bought the property in 2005 and have successfully expanded the campground from 215 sites to 286 and modernized some facilities like the sewage system, shower house, laundry, and playground. There is also a heated pool as well as a fishing pier, event center, pavilion, and basketball court at the 79.65-acre wooded property.

Located next to a 60-acre lake, the RV sites at Long Lake Park have been a favorite among campers who have been camping at the campground for almost four decades. In fact, the seasonal campground is fully occupied from April through October and has an extensive waiting list.

Currently, the park offers 283 RV sites, three deluxe cabins, two single family homes, and is serviced by private utilities, which are paid for by the park.

Expansion opportunities are something that incoming investors can look forward to, bringing a decent amount of cash flow, stated the real estate broker. Upon the city’s approval, the new owner or owners can add 50 to 70 more lots.

They can also raise rates because Long Lake’s seasonal rates are comparably lower than other campgrounds in the area. Based on the company’s survey, full hookup sites at the Long Lake Park Campground rent for $2,872 per season on average, while comparable parks in the area average $3,781, with rates ranging from $2,400 to $4,500 per season. Still, the current rates are enough to bring in $936,000 gross income to the property.

While there won’t be any pricing guidance given, all serious offers will be considered. Offer submissions end on June 30.
