A proposal for a new 100-site RV park in Wells, Maine, is progressing through the town’s planning process. The Wells Planning Board reviewed and accepted a site plan pre-application for the project during its meeting.
The proposed development, located at 548 Bald Hill Road, is spearheaded by Richard Bois of Bald Hill, LLC. Bois aims to transform the area into a seasonal RV park featuring campsites for recreational vehicles and tents, as well as an office, activity field, and internal roads.
“This has been a project in the works for probably over 20 years now,” Bois told Planning Board members, as reported by Sea Coastline on December 6. The 75-acre property, currently a mix of residential, cleared, and wooded land, includes an unpaved roadway leading to the site.
The project dates back to an initial concept plan drawn by town engineer Mike Livingston during his tenure in private practice. If approved, the RV park would become the 24th such facility in Wells.
According to Livingston, the town’s 23 existing campgrounds currently provide a total of 3,644 sites. Additionally, Planning Board members emphasized the importance of finalizing the entrance’s location
Bois also explained that while the park will offer tent camping, it is primarily designed to cater to RV users. “I’m trying to go with a seasonal RV park,” Bois stated. “That’s my plan if it’s allowed.”
Bois is considering converting the existing residence on the property into an office or caretaker’s facility. The park’s water supply would also rely on wells, including one already present on-site near a fire pond. Preliminary drilling will also determine the locations of additional water sources.
The project also includes plans to adjust the park’s entrance to improve safety, given the proximity of the property to a curve on Bald Hill Road.
