Adgestone Camping and Touring Park Undergoes Multimillion-Pound Redevelopment

Adgestone Camping and Touring Park on the Isle of Wight is undergoing a multimillion-pound redevelopment following years of closure, with the site being repositioned as an outdoor holiday destination focused on camping, touring, family activities, and wellness.

The park is owned by John Perez, who is overseeing plans to upgrade the existing site while retaining its outdoor-oriented character. Proposed additions include a natural swimming lake, a new pool, Scandinavian-style saunas, cold plunge pools, and improved shower facilities. The plans also include a potential wellness spa and luxury safari bell tents equipped with hot tubs.

The accommodation mix is intended to serve different segments of the outdoor hospitality market. Camping currently starts at £25 per night, while luxury safari bell tents start at £99 per night. Seasonal touring pitches are available from £1,200, providing an option for longer-stay guests and caravan and touring customers, according to the Isle of Wight County Press.

Activities are also expected to form a significant part of the redevelopment. Planned offerings include archery, bushcraft, nature trails, fishing, and family-oriented challenges. An expanding animal area is intended to give children opportunities to interact with farm animals while learning about rural life.

The park also plans to introduce a year-round events calendar. Proposed events include Halloween experiences, winter markets, and Christmas-themed attractions, potentially extending visitor demand beyond the traditional summer camping season.

For outdoor hospitality operators, the redevelopment illustrates how a campsite can broaden its revenue model by combining traditional camping and touring with higher-priced accommodations, wellness facilities, activities, and seasonal programming. 

The approach may also help operators address demand across different customer groups while creating additional reasons for guests to visit outside peak periods. However, expanding the range of facilities and activities also brings additional considerations around staffing, maintenance, operating costs, and demand management.

Perez said the long-term objective is to create a destination that becomes part of the local community and remains relevant to families over multiple generations.

“If, twenty years from now, a child brings their own family back to Adgestone because they remember the adventures they had here, then we’ve achieved something truly special,” said John.

“We want it to become part of the Island’s story.

“Somewhere local families are proud to visit.

“Somewhere children grow up loving.

“Somewhere future generations can enjoy just as much as we do today.”

The redevelopment is expected to position Adgestone Camping and Touring Park around a combination of outdoor recreation, family experiences, wellness, and accommodation, while its planned events program could provide opportunities to generate business throughout the year.
