The City of Cranbrook evaluated two RV park proposals. During the recent council meeting, officials rejected a proposal for an RV park at 2705 Echo Field Road while approving the first reading of another at 2340 34th Avenue North.
The proposal in the first reading aims to transform a 47-acre parcel adjacent to the Rocky Pine RV Park into a new RV park. Councilor Wes Graham highlighted the land’s development challenges for traditional housing. “It is a harder piece of land to develop,” he said.
“We could say we want to save it for housing but it may be 15 or 20 years before it’s economical to do anything on it. I think this is a way to meet some immediate needs, while also providing some more RV spots,” Graham explained, as reported by My East Kootenay Now on August 7.
In contrast, the proposal for 2705 Echo Field Road was rejected. Council members agreed that the land offered better potential for housing development, given its location and “a track record for residential use.”
Graham noted, “The previous one was an expansion of an area that has a track record. I think this is a more prime area for housing and there is definitely better usage.”
The City of Cranbrook’s recent evaluation of RV park proposals highlights the importance for private campground operators and RV park owners to understand local ordinances related to land use. The first reading for the 2340 34th Avenue North proposal demonstrates the benefit of aligning project plans with local priorities and immediate needs, such as providing additional RV spots in areas where housing development is less feasible.
Additionally, consulting with local authorities and residents early in the planning process can help identify any concerns or objections that might arise. By addressing these issues beforehand, operators can present their proposals to better meet the needs and expectations of the community, thereby reducing opposition.
