Converted Horse Lorry and Shepherd’s Hut Glamping Site Listed for £225,000 in Wiltshire

A 0.7-acre glamping site featuring a converted horse lorry and a shepherd’s hut has been listed for £225,000 in Southwick, Wiltshire, offering a potential acquisition opportunity for an operator looking to enter or expand within the rural tourism market.

Known as The Hoot and The Hares Rest, the two accommodation units are being marketed as an established glamping setup. The Hoot is a former horse lorry that has been converted into guest accommodation, while The Hares Rest is a shepherd’s hut designed for short stays in a rural setting.

The glamping operation is being offered as Lot 2 within a larger property sale. The complete holding, which includes a bungalow and gardens, is listed for £1.1 million, while the land containing the holiday accommodations is available separately for £225,000.

The glamping plot has gated access from a private lane, a dedicated private entrance, and off-road parking. A wooden stable block and workshop are also included, with both power and water connections providing additional space that could support maintenance, storage, or other operational needs.

The site is located on the western edge of Southwick, approximately three miles southwest of Trowbridge. It sits at the end of a private no-through road and is surrounded by countryside, providing a setting suited to the type of rural accommodation marketed toward leisure travelers.

For prospective operators, the existing combination of accommodation types could provide an opportunity to serve guests seeking different glamping experiences without developing multiple conventional cabins or lodges.

The converted horse lorry also represents a form of accommodation that can differentiate a small site from more standardized offerings, although buyers would need to assess the property’s planning status, operating permissions, infrastructure, maintenance requirements, and existing trading performance before acquisition.

The location also provides access to nearby amenities, according to WiltshireTimes. Southwick has a shop, pub, church, primary school, and country park, while Trowbridge and Bath provide additional shopping, dining, and leisure facilities within the wider area.

The property reflects a broader segment of the outdoor accommodation market in which unconventional structures and converted vehicles are used to create differentiated guest experiences.

For an operator considering a small-scale acquisition, the availability of two existing units may reduce the need for an entirely new accommodation build, while the property’s additional workshop and stable facilities could provide useful operational space.

The £225,000 asking price for Lot 2 therefore represents the acquisition cost for the glamping land and accommodation rather than the full property holding. Potential buyers would need to evaluate the site’s financial performance, occupancy levels, permitted use, ongoing costs, and scope for future changes before determining its suitability as a tourism business.
