Waxham Sands Holiday Park on the Norfolk coast has submitted a planning application proposing the installation of 70 holiday lodges, replacing 130 touring caravan and camping pitches currently at the site. The plan would retain 70 touring caravan pitches while removing five existing buildings and making changes to internal roads, parking areas, and unit bases.
The site covers approximately five hectares, located southeast of Waxham and north of Horsey. It falls within the Norfolk Coast National Landscape and is immediately northwest of the Winterton-Horsey Dunes Special Area of Conservation (SAC) and Site of Special Scientific Interest (SSSI). The land earmarked for the lodges is in the northeast section of the wider holiday park.
Under the proposed plan, 140 units would be stationed on the site, consisting of the 70 new lodges and the 70 retained touring caravan pitches. Current operative planning permission allows for up to 200 units, including tents, touring caravans, or motorhomes. The proposal would reduce the overall number of units on the site by 60.
The application also includes landscaping measures. Trees would be planted between many of the lodges, shrub planting would be added throughout the holiday lodge area, and wildflower dunes are planned along the eastern boundary. Access to the proposed site would be via the existing 500-meter private drive from Coast Road/Palling Road.
According to a report by the Great Yarmouth Mercury, the planning application is under review by North Norfolk District Council and can be tracked using reference number PF/25/2384.
For outdoor hospitality operators, the proposal demonstrates a trend toward replacing touring pitches with static lodges, which may offer higher per-unit revenue but also require investment in infrastructure and landscaping to meet regulatory and environmental expectations.
