According to a report, the Castle Rock City Council (Washington) gave the first approval for a proposed business park including retail space, offices, and multi-family homes at Interstate 5’s exit 48.

The council voted unanimously to designate the planned development as a “mixed-use master plan development,” meaning the site can be used for activities outside of its assigned zone. The council was also in favor of a draft for the site and the conditions for construction.

Developer Compass Group LLC based in Battle Ground is the first applicant of the city’s brand-new “mixed-use master plan development” tool. The city implemented the tool in spring.

The developer plans to utilize 118 acres of the peninsula for more than the functions allowed on the land currently zoned for industrial use. The location is surrounded by the Cowlitz River, Salmon Creek, the Burlington Northern, and Santa Fe Railway.

The proposed plans comprise 59 acres of light industrial business and offices, 98,000 square feet of retail space, and about 8 acres of multi-family housing with 200 units. 18 acres of the land is planned for recreational use like a 200-unit RV park, boat launch, and hiking trails.

The council will take another vote on November 8 to make the final decision. The vote on Monday did not approve any permits.
