33.4-Acre Luxury RV Resort Proposed in Seguin

Seguin (Texas) could soon be home to a luxury RV resort surrounded by new commercial development.

Houston-based CityStreet residential (CSRP) will develop the project, according to a report. CSRP creates luxury RV resorts run by its subsidiary, Jetstream Communities.

The company has constructed 350 pads in Houston and is working on another 650 pads.

The planned RV park is within the 5300 Block of South State Highway 123, between Wagon Trail and Tor Drive.

CSRP Development Associate Ryan Waikem presented the idea to Seguin’s Planning and Zoning meeting in the latter part of December.

According to his presentation, the plan is to turn 33.4 acres into 225 pads for recreational vehicles. Roughly 72% of the property will constitute back-ins, and 28% would be pull-thru sites.

Jetstream is also looking into building a 4,500-square-foot clubhouse, which will have six private showers and bathrooms, an arcade room, a business center, and a fitness center.

“We worked with city staff to really create an insulated community for our tenants. That’s something we try to do,” said Waikem. “There’s an 8-foot berm that runs around the property and an 8-foot fence around the back to create a good feel for our tenants but also for the traffic – we also wanted to create a good look for anyone coming into town.”

Jetstream constructs with concrete pads and streets. Its goal is to provide facilities like apartments but “shrunk down” for an RV resort. The company will be adding landscaping and preserve any trees within the property.

In addition to the plans are a wet-bottom detention pond with fountains and walking trails. The company plans to build a resort-style pool, putting green, playground, and outdoor grill with the possibility of a yard game area.

The resort will have a gated community with access codes and a front office. There will be no storage facilities available to guests or tenants.

When the committee was discussing the plan, members pointed out that Jetstream will need to collaborate with TxDOT in the design of their highway entrance, and they also said that the city council would want to review a site layout before the project progresses.

Waikem finished the Planning and Zoning proposal by explaining, “At the end of the day, we want to create a community for our tenants, something the whole city will be happy with. We want to partner with the tourism department, Small Business Administration, bring people in that want to be here.”

Planning and Zoning approved the modification of the zoning classification from AG (agriculture) ranch into commercial. They also approved a specific use permit for the project.
