Busnant Holiday Park söker godkännande för utbyggnad med 20 husvagnar i Powys

Ett förslag om att utöka Busnant Holiday Park near Llanyre in Powys has been submitted to local planners, seeking permission to add 20 static caravans and associated infrastructure on adjoining agricultural land.

The application would increase the size of the existing holiday park by approximately two-thirds, growing from its current 30 static caravan pitches to 50. The proposed development would occupy a 0.395-hectare greenfield site adjacent to the existing park and would continue to use the current access from Gravel Road.

According to planning documents, the holiday park is located around 2.7 miles from the main route connecting Llandrindod Wells and Newtown. The land identified for the expansion is currently used for agriculture and is bordered by fields on three sides, while the existing holiday park lies to the south.

The planning statement submitted with the application argues that the expansion is needed because the current site is fully occupied and demand for accommodations remains strong. It states that the proposal would support the continued growth of a locally owned tourism business and contribute to the visitor economy in the area.

While the proposed extension lies outside the Llanyre settlement boundary, the application notes that the surrounding area already contains a number of tourism and leisure developments, including other static caravan parks.

Busnant Holiday Park has expanded gradually over the past 15 years, according to Powys County Times. Planning permission was granted in 2010 for the installation of 10 static caravans. A timber holiday cabin was approved in 2011, followed by permission for an additional 20 caravans in 2015. 

A separate proposal for 25 further units was refused in 2020 due to phosphate-related concerns. More recently, planners approved four additional caravans and a sewage treatment plant in 2022.

The planning statement maintains that the latest proposal is consistent with national and local planning policies and can be delivered within the timeframe of the Powys Local Development Plan.

It states: “The proposal supports and enhances an established, successful, locally owned business and represents an efficient use of land adjoining the existing Busnant Holiday Park development.

“It is considered to be deliverable within the Local Development Plan period and capable of being implemented sustainably, with minimal impact on the local community, infrastructure, and natural environment.

“The extension is expected to contribute to a resilient and diverse local economy, while maintaining and, where possible, enhancing local character, amenity, and strategic resources.”

The statement also asserts the development would have “minimal impact on the local community, infrastructure, and natural environment.”

The application will now be considered by Powys County Council as part of the planning process. The outcome may be of interest to caravan park and holiday park operators across the region, as it reflects ongoing efforts by established tourism businesses to expand capacity in response to demand while navigating planning, environmental, and infrastructure requirements. 

For outdoor hospitality operators, the proposal highlights the importance of demonstrating occupancy levels, economic benefits, and policy alignment when seeking approval for growth projects, particularly on greenfield land and in rural tourism destinations.
